We handle tasks such as property photography, furnishing advice, offer optimization, guest communication, cleaning, maintenance, key exchange and overall seamless guest experience. These services aim to make hosting more convenient for property owners, allowing them to focus on other aspects of their lives while maximizing the potential of their rental properties.
What experience do we have?
We are a team of passionate people with years of experience in real estate management. It involves overseeing residential and commercial properties on behalf of owners, performing tasks such as rent collection, maintenance and tenant relations.
How does it work?
Call us or leave us your contact details and we will contact you to discuss your expectations and present simple, transparent terms of cooperation. We will then proceed with analyzing your property and if it fits our criteria with apartment onboarding and listing. Your property is our priority, and we care for it as if it was our own.
Can I manage short term rental myself?
Yes. However, this requires being on call 24/7, managing client reservations, cancellations, communications and maintenance. Traveling back and forth to exchange keys and greet guests. It is also necessary to manage prices without any analytical support, based solely on hunches. You can manage short-term rentals yourself, but is it really the best use of your time?
How much can I earn with my Short-Term Rental?

The potential earnings on short term rental can vary based on factors such as the type of property, location, amenities, and demand. It’s advisable to research current market trends, pricing strategies, and local regulations to estimate potential earnings accurately. Who does the cleaning and housekeeping of my property?
The cleaning and the housekeeping of your property will be performed by our qualified team, that are following guidelines of five-star service.
Who covers utility bills?

The Owner is paying the costs of all utilities for his/her properties, maintenance of the premises and other charges including but not limited to electricity, water, sewer, gas, cable TV, internet, trash removal, and pest or termite control, as well as annual service charges reflected in owners contract with the property management.

What happens if something gets damaged during a guest stay?

HOST YOUR STAYS will charge the cost of repairs of the premises or damaged equipment on the premises to guests to whom the property makes available, in accordance with the terms of the contract.

Is short term rental flexible, what if I want to use my property?

The Owner may use the property for personal use, but for no more than 60 days in any Contract Year and shall not happen during public holidays or peak season and no more than 14 days in any calendar month. For certain properties terms regarding personal use can be individually negotiated.

When can I collect my rent?
The good news is the booking platform we market your property on collects all payment for the time period the short term staying tenant is staying for. The platform will send payment after the short term stay is completed. So you never have to worry about personally collecting rent again.

Pricing

What pricing options are available?
Owner collects 75% of the gross income from accommodation services. This amount will be paid out from the booking platform.

How the process works?

HOST YOUR STAYS connects owners who want to rent out their property with guests looking for accommodation. Property managers create listings with details about the space, and house rules. Guests can search and book listings based on their preferences. Once a booking is confirmed, guests pay through rental portals, and the platform holds the payment until 24 hours after check-in to ensure proper satisfaction. After the stay, both parties can leave reviews, contributing to the overall reputation on the platform.
